The key challenge for this project was that the brief could produce a bulky over-development of the site. In addition, the brief was at odds with the council¹s local design guidelines, which prohibited side-by-side developments on sites less than 20 meters wide.
After consideration of the brief, site constraints and council's design controls, the solution was to propose a two-storey and basement program, which incorporated a highly articulated façade design.
The design solution of creating a basement level, resolved the bulk
and over-development issues, whilst still providing large living, services, bedroom and carparking areas.
